Most water damage in homes doesn't happen suddenly — it builds up quietly over one or two monsoons before it shows up as a damp patch, a flaking wall, or a musty smell that won't go away. A little preventive work each year goes a long way.
Terraces are the most common source of seepage in independent homes and top-floor apartments. Hairline cracks in the terrace slab widen over time and let water in, so an annual check before the rains is worth the effort even if nothing looks obviously wrong.
Bathrooms are the second biggest culprit, particularly around the shower area and where pipes pass through the floor and walls. These junctions are where most leaks originate, and they're often invisible until the damage shows up on the ceiling of the room below.
External walls facing the prevailing wind and rain take the most punishment. A breathable waterproof coating protects the surface without trapping moisture inside the wall, which is what causes plaster to bubble and peel.
Basements and stilt-level parking areas need damp-proofing rather than surface coating alone, since the pressure here comes from groundwater rather than rainfall — the treatment approach is different and worth getting right the first time.
